Initial Consultation

The initial consultation to ascertain your rental expectations and compare these with an evaluation of the local rental property market and the actual rental price that can be achieved. 


Full Advertising

We use our expertise and knowledge of the local rental market to advertise your property in the most appropriate places.  The key is to offer effective advertising rather than flooding the market with advertising which is not effective. 

Finding Tenants

Our ethos is to provide you with not just a tenant but the right tenant as the relationship between tenant and landlord is based upon contract, trust and good faith.  Our underlying principle is to find tenants who will ultimately become long term tenants who renew their tenancies thus making your investment hassle free and your investment in us and our investment in finding you a tenant value for money.

Viewings

e arrange and accompany interested tenants around your property.  We do  not just take a passive role in doing so, we highlight specific beneficial aspects of your property than will benefit a tenant.  We of course must convince an interested tenant that your property is the one that should be chosen compared to other properties as a question a tenant may ask is why this property?

enant Vetting

Once we have secured a tenant for you, the next stage is to ensure that the tenant is suitable.  You of course need a tenant who will be trustworthy and have faith in and a tenant who will pay rent on time and not damage your property in any way.  We aim to make sure that your tenant is suitable by conducting various vetting procedures.  These include Landlord references, Employer references,  securing bank statements and obtaining photographic ID.

Inventory and contracts specifically designed to suit you
Unlike many in the Property Management industry, we provide a tenancy agreement/contract to suit you and your individual needs and therefore we do not rely on standard tenancy agreements as these are usual general in nature and do not take into account specifics about a landlord or a particular property.
 We visit your property to carry out a detailed inspection in order to prepare a detailed inventory to protect both you as a landlord but also the tenant. 

Collection of Rent & Deposits

We collect not only the initial deposit but also the rent every month or any period for which it is paid.  We also deduct any charges that the tenant may be liable for before a return of deposit.  We also ensure all bills and liabilities are met before a deposit is returned. 

Monthly Landlord Statement

By request, we can provide you with a monthly of all rental income and expenditure. 


Property Inspections

To ensure you that your investment is protected we will upon your instructions, provide monthly or mid-tenancy inspections of your property with a full report sent to you with our conclusions.


Post Contract Inspections
On expiry of a tenancy we undertake a full inspection of the property with the use of the original inventory that would have been carried out.  Additionally, meter readings are taken for gas and electricity and forwarded to the relevant authorities.  This also includes providing up to date details to the Local Authority for council tax purposes. 


Contact Point

Your tenants need not hassle you as with the Gold Service we become the contact point for tenants for any questions or concerns that you may have.


Arranging Essential Works

We can arrange for quotations for works to be carried on your property and then forward details of the best quote to the landlord in order for instructions to be provided and payment to be arranged.

 
Tenancy Termination

If for any reason a tenancy must be terminated, we can provide the appropriate Notice of Termination.
